Pamporovo

Pamporovo is the biggest ski resort in Bulgaria. The resort is set in the Rhodope Mountains at an altitude of 1620 meters. The highest peak in the area, Mount Snezhanka (1928 m), is several hundred meters above the resort. Pamporovo is about 140 miles south from Sofia and only about 7-8 miles north of Smolyan – the regional center.

Pamporovo weather is not very severe with up to 120 sunny days during the winter, however having over 150 days of snowfall every year. This allows for a long-skiing and snowboarding season. The snow cover reaches a thickness of up to 1.40 meters. The skiing season normally starts in December and finishes in April. Pamporovo has over 20 miles of cross country tracks serviced by a system of lifts.

The ski runs come in all difficulty levels located between 1926m and 1450m, with the major ski runs starting from the top of the Snezhanka peak (1928m). There are 4 nursery slopes at the foot of the peak and along its western slope.

Pamporovo and the region are probably the most prospective areas for development, investment and capital growth. The resort is very close to the Greek border with a new road scheduled to link the regional center – Smolyan with the Greek coastal town of Xanti. This road will change the region to offer first class ski facilities in the winter and beach trips to the Greek coast in the summer, thus giving very interesting rental opportunities. Not surprisingly, Greeks are the most active property investors in the region and in Pamporovo.

Being a ski resort only, Pamporovo does not offer anything else but skiing, hotels and restaurants, however the area is rich in natural phenomena, historical sites, unique cuisine and folk music and breath-taking, picture-postcard landscapes. Prices of off-plan holiday apartments range between €850 – €1,200/sq.m. while a number of newly build detached houses set in small holiday complexes have price tags between €75,000 to €120,000. Investing in a country house or plot of land in the area is also an interesting investment opportunity. Country houses in need of modernisation are offered in the range of €35,000 to €55,000.
