Sunny Beach
Sunny Beach in Bulgaria is the biggest holiday resort on the Black Sea coast and in Bulgaria. The resort was initially developed in the 60s, being the most glamorous beach holiday spot in the former communist block, attracting millions of holidaymakers from all Eastern Europe. You will hardly find anyone older than 40-45 from the former Eastern Block, who hasn't been or hasn't heard about Sunny Beach in Bulgaria.
The resort is about 20 miles north from Burgas and 15 miles from Burgas airport with low cost airlines flying from Luton airport to Bulgaria several times a week all year round and numerous charter flights from all over Europe during the summer. Sunny Beach is known for its magnificent 5 miles long sand dunes, shallow waters and very calm sea. Early in the morning the sea looks more like a lake than a sea with waters almost standing still.
Last 10 years the resort emerged as leading tourist destination and its size tripled to engulf St. Vlas located a few miles to the north and now construction is slowly expanding towards Nessebar to the south, thus creating a conglomerate including all three in a joint complex. Sunny Beach in Bulgaria has often been associated with overdeveloping and overcrowding which has been the case of some areas of the resort. At the moment there are discussions to change the status of the resort to that of a town, which will reflect more accurately the reality. There are mega plans to further develop the resort inland since the coastal area seem to be developed already. Overdevelopment maybe is a fact, however Sunny Beach is the place for the package holidaymaker. All inclusive deals offering sun, beach and pools have been attracting million tourists to Sunny Beach hotels. Most visitors come from Germany, Scandinavia, Russia, UK and of course many Bulgarians.
Sunny Beach offers the best chance for return on the investment because of the large number of holidaymakers it is able to attract. The average price per room per night this year was around €40. Despite its problems with the infrastructure, the need for new water treatment facilities and many others, Sunny Beach (along with Bansko ski resort) still offers the best chance for rental income during the summer. In the long term it is our belief that other holiday resorts will achieve good investment returns, however in the near future Sunny Beach is better positioned than any other resort.
Prices of new developments range between €650/sq.m. up to €1,300/sq.m. depending on location, infrastructure and facilities offered.
